Historical Valuation Clarification HISTORY: A month before the previous owner listed the property, its value was about $237,000. It later sold for $170,000 while in disrepair (see photos) and the seller urgently needed liquidity.It was then extensively repaired and improved. VALUATION: Since the property was listed this May, Zillow has valued it near $350,000, about twice its late-2018 sale price, while Realtor.com has valued it over $460,000, about twice its pre-listing $237,000 value. The starting values differ greatly, yet both roughly doubled. Was the unusual $170,000 sale effectively treated as a permanent valuation baseline? If so, owners investing substantial time and money restoring a property could face a serious pricing problem when selling it again.
