Fairhope For Sale By Owner

The Jason Will Real Estate Team makes a daily proactive effort to seek out as much information as possible on For Sale By Owner listings in Baldwin and Mobile County, to ensure that we stay on top of all our coastal Alabama residential inventory for sale, as opposed to limiting our knowledge to broker listed properties.  The majority of FSBO sellers are willing to compensate a Realtor who brings them a buyer, creating a win-win opportunity for our team, our clients and the gracious property owners. Once such FSBO listing is located in an ideal area of Old Fairhope on Orchard Drive, a small street the dead-ends into a quiet cul-de-sac.

Jason: “What were the deciding factors that led you to buy this home?”
Sellers: “At the time (1991) we were living in a small home in Fairhope, and wanted a larger home to begin starting a family.”

Jason: “Were schools a factor in your decision to purchase this home?”
Sellers: “Yes.  We were already in the Fairhope School District and wanted to remain here as the schools are so great.”

Jason: “What have become your favorite aspects of the home?”
Sellers: “So many aspects of this house are so special.  We have added on to this home and we have so many great memories of all the detailed extras we personally spent time agonizing over – from moving a doorway, to deciding on specific hardware, marble, etc.  My favorite parts of our home are many:  our master bath and gourmet kitchen has to top my list.  I do love the coziness of my living room in the winter, where I sit alone by the fireplace with a glass of wine reading a book.  In the warmer months, my husband and I eat dinner and drink wine in our outdoor living area (listening to the music system out there and listening to the sound of the fountain) – a truly romantic space.”

Jason: “In your opinion, what are the most attractive selling features of your home?”
Sellers: “Again, so many, but I believe the gourmet kitchen with so much lighting, the master suite with his/hers closet space and our outdoor living area.”

Jason: “Where do you find yourself spending the most time in the home and why?”
Sellers: “On a daily basis, we spend lots of time in the kitchen cooking, but relaxing in our large den while watching TV during the weekday evenings.  However, as above, when spring arrives you will find us first and foremost on our patio before retiring inside.”

Jason: “What improvements have you made to the property since the purchase?”
Sellers: So many improvements:  We bought the house in 1991 and in the first 3 months changed all the windows from brown metal single panes to double pane wood Anderson windows.  We had a door on the second story with windows in that bedroom, so we made the door area a round porthole window, then made the windows in the bedroom (our master bedroom at the time) double doors with one operable door that leads to the outside balcony.  Since that time we have other upgrades:
  •  Wrought iron balcony railing
  •  Built ins for an upstairs bedroom turned office.
  •  Added brick and wood type flooring.
  •  Added double car garage (detached) with large walk up attic space and workshop area.
  •  Made single car garage into den, adding more sf and moved door way to flow from stairs straight into  den, enclosed former back exit area to make laundry room. Built in shelves/cabinet storage in den.
  •  Expanded kitchen to gourmet kitchen adding square footage to kitchen – gas stove/oven with large and  small oven; built in wine rack; appliance garage; built in buffet with mirror. At the same time building a  master suite off of the new kitchen area. Master Suite and kitchen with higher ceilings 9-12 with tray  ceilings; 2 closets His/Hers; air tub; separate water closet;  and custom shower; custom cabinets in bath  and kitchen; his/hers lavoratory and storage.
  • Built patio outside new kitchen area, building arbor and privacy fence with irongate entrance to make courtyard.
  • Updated to Renai tankless hot water system (no copper plumbing) to have heat on demand.
  • Updated to gas cooking.
  • 3 A/C and heating units: 2 for downstairs and one for upstairs.
  • Burglar/fire alarm system
  • Stereo system (also on the outside patio area)
  • Invisible fence
  • Outdoor landscaping

Jason: “What is your favorite grocery store(s) in the area?”
Seller: “Pubix and Piggly Wiggly.”

Jason: “What are your favorite shops in town?”
Sellers: “Private Gallery, Picture Show and Ole Bay Mercantile.”

Jason: Any interests or hobbies you enjoy near the property?
Sellers: “Running/walking in downtown area;  Exercising at the Fairhope Fitness downtown; participating in the various community events that are so family oriented – i.e. monthly ArtWalk; Annual Nov lighting of the trees; May’s Rotory Club Steak Cook Off on DelaMar St.; various local fundraisers, etc.”

Jason: “Do you happen to know your average utility costs in summer and winter?”
Sellers: “Avg runs approx 350.  In the coldest part of winter, may be $425 and in Aug could be $450; but milder months much less.”

Jason: “What will you miss most about living in or owning this property?”
Seller:  “We will miss the memories we made at this house and the wonderful times we’ve had in updating and building. We will sorely miss our wonderful friendly neighbors that have been around for so many years and will sorely miss the genuine character of our home.”

Jason: “What will you miss most about your neighborhood and/or surrounding community.”
Seller: “As I previously stated, we will really miss our neighbors; we will definitely miss living in a cul-de-sac if we cannot locate another on which to build.  We do plan to remain in this Fairhope community.”
