Our seller had just recently divorced and found himself in need of a fresh start. He wanted to find a low maintenance new construction home by a custom builder in Daphne, as his career kept him quite busy. A Realtor had mentioned a quaint new development in a great location, called La Casa. At the time, there were only 5 homes built of the 32 lots available. This neighborhood was closely protected by the covenants that were carefully written by an experienced developer and adopted by the homeowners, which have protected the value and integrity of the community to date.
One of the primary selling points of this particular subdivision is that the HOA contracted a lawn service to cut each yard weekly and edge all beds, sidewalks and alleyways. During the fall and winter months, they will come and clean up and blow the leaves. There is one other neighborhood in Fairhope that includes this service, yet the prices are nearly double and the setting is far less attractive. The consistency and beautification adds to the luster of the La Casa community. From a owner’s perspective, there is nothing worse then having neighbors who donʼt cut their yard or ever edge their sidewalk. The HOA fees for La Casa cover these expenses and are very reasonable at $65 per month. They have not changed since our seller purchased his home and enjoys a nice surplus to do capital improvements and host occasional neighborhood parties.
In addition to the awesomeness of never having to mow your yard, EVER, the front street of the neighborhood is reserved for guests, as there are paved back alleyways that allow homeowners to access their garages from the rear of their home. The appearance of the main street is second to none is the Daphne area. The interior does not disappoint and I find myself to be equally impressed with the sellers favorite aspect of the home, the elegant master suite, with a deep walk-in closet that features cedar wood flooring, as opposed to your typical carpeted closet, that is dusty and holds moisture. Homes built today that are similar in size will rarely feature such an elegant bathroom and this master bath is spacious enough to accommodate a large walk-in shower and long garden tub.
The home located at 26217 Via Del San Francesco was purchased in time for our seller to make significant changes were made to the flooring and doors. The seller did not want a cheap metal door on the front of his home and was not crazy about the bland look of wall to wall carpet. So, the first change he made was removing the carpet and installing Australian Cypress wood floors, which upon immediate reflection became my new favorite style of hardwoods. He contracted to have two custom Mahogany wood doors built to replace both the front and rear metal doors. With these few changes, the interior went from feeling like an apartment, to an attractive and inviting space to call home.
Our weather pattern features seasonal temperatures in the high 80ʻs, 90ʻs, and sometimes reaching 100 degrees and Mobile holds the title for the most rainfall of any city in the country, which translates into high humidity and moisture. To combat the elements, a new Carrier a/c system was added in 2014, that is incredible! Every room maintains the perfect consistency of cool air, yet the energy bills have been reduced by 35-45%, averaging $85 per month.
La Casa is just a short drive to the main shopping centers. Our seller finds himself going to Target and Publix often, as both are close to the subdivision, adding to the incredible convenience of the location. Fairhope just might be the most popular town in all of Baldwin County but only a minority of folks can afford the higher cost of living. Luckily, it’s a short drive to the multitude of shopping and dining options of Downtown Fairhope. Our seller loves spending time at the Fairhope Pier, as the sun sets below the shimmering waters of Mobile Bay.
This ideal investment in an area poised for tremendous growth, with Baldwin County being one of the fastest growing counties in the country. La Casa, on the other hand is not getting bigger, just better!
