Jason: “You had this home built.  What features were you looking for in your ideal design and floor plan?”

Seller: “I was looking for an old style creole design and I loved the floor plan because it was split, with plenty of the room for the kids upstairs and plenty of privacy for us downstairs.”

Jason: “The floor plan is really spacious as well and when you go upstairs you can help but be in awe of the bonus living spaces.  Can you tell us a little bit about that?”

Seller: “The bonus rooms were originally supposed to be attic space, that we finished for useable space during the construction process.”

Jason: “Can you tell our readers a little bit about the property itself?  What appealed to you most about the property?”

Seller:  “We loved the fact that it was waterfront, obviously, yet I was also looking for land that offered a great deal of privacy and at the time when the property was purchased it was dense parcel of heavily wooded acreage.  I had a the majority of the lot cleared, because I wanted to open it up and have a nice neat space of useable land but we kept the perimeter of the property rustic and natural in its appearance.”

Jason: “Did you and your husband ever discuss adding a boat dock?”

Seller: “We did but never got around to it.  We had a section of the property permitted for a boat dock, so that is already in place.  There is a section of the property that offers a little inlet from the creek, which makes an ideal spot for a boat house.  I would say about 70% of waterfront property is undeveloped, so there are loads of possibilities.  I think we ultimately decided to preserve the integrity of the privacy that the natural landscape offered us.”

Jason: “I know a lot of our prospective buyers are going to have a lot of questions about Perch Creek, in terms of depth and what size vessels it will accommodate.  Do you have any knowledge as it relates to those topics?”

Seller: “Yes, the creek draws about 6 feet and the house behind us used to have a shrimp boat and there are houses on down towards the end of the creek that have large boats, so the creek is very navigable.”

Jason: “Was Hurricane Katrina the storm that brought the most water onto the property and how far onto the property did the creek rise?”

Seller: “The water did get close to the back of the house but our home is in front of the 100 year flood line, as well as elevated in the rear, thus water has never breached the house.”

Jason: “How far is it, traveling by boat to Dog River?”

Seller: “It is approximately 1 mile and the Perch Creek opens up to Dog River near the mouth of Mobile Bay at Dog River Bridge.”

Jason: “Great, so it offers fast access to Dog River, Mobile Bay and the Gulf of Mexico! Now, lets get back to discussing the house.  What do you feel like are the main selling features of the home?”

Seller: “To me, it’s large enough for a big family, so you don’t feel like you are on top of one another.  With so much living space upstairs, you are able to maintain private adult living on the main level.  The bonus room upstairs on the end was used as a game room.  We had an air hockey table, a foosball table and a regulation size pool table.  When the kids were grown and moved out, we transformed it into an exercise room.  The upstairs is fantastic for kids, as well as storage, because women don’t like storing things in attics! The main living level is ideal for entertaining, with french doors connecting the living spaces, creating a great flow.  You can also close up the doors and created a cozier living environment, so I would have to say the versatility of the downstairs is a great selling feature.  As I have mentioned, the master is downstairs and it is kinda tucked away from the high traffic areas of the house, so it is very quiet.  I also love the fact that the master closet is so big that you can do cartwheels in it, if you wanted to!”

Jason: “Speaking of entertaining, outside you have tons of room for people to gather and the long circular driveway offers great parking space for parties.”

Seller: “Absolutely, I recently hosed a Christmas party for about 30 folks and I have had up to 150 people from my church for a cookout, so there are no issues for buyers out there who love to entertain!”

Jason: “What did y’all enjoy most about the property?  I know we have talked a lot about the privacy but can you expand on that a little?”

Seller: “For me, the two biggest draws were the privacy and the water access.  The property is also extremely quiet.  The most noise you will ever hear is the boats running up and down Dog River in the summertime.”
