Agent: How did you know this was the home you were meant to buy?
Seller: “In 2003 my job was being transferred to Mobile, AL. Being only a few years from retirement and empty nesters we were looking for a small, low maintenance home. Upon seeking the home at 809 Henckley we felt it fit our needs to a tee. For two people everything is on the main floor; dining room, living room, kitchen and master bedroom and bath. There is a “guest” bath on the main floor as well. Plus, the house is all vinyl sided, thus is low maintenance. The grounds require minimum attention as the grass can be cut in 5 minutes and the back yard can be maintained on a monthly basis. Finally, the house has an attached garage, which is a great feature as very few homes in that subdivision have this amenity.”
Agent: Were schools a factor in your decision to purchase this home?
Seller: “No, schools were not a factor. As a soon to be retired couple, the mobile school system did not enter into the decision.”
Agent: What have become your top 5-10 favorite features of the home?
Seller: “The fact that living accommodations for a senior couple were all on the first floor. If “guests” i.e. children or grandchildren came for a visit they had the upstairs bedrooms and a full bath. We enjoyed the fact the house is on a dead-end street, thus there is a minimum of traffic except for those living down the block. While the house is close to Airport Blvd. the area is still very quiet. Immediately behind the back fence is some open land, thus one does not have neighbors directly behind the house. The convenience of the house to the Airport and all the shopping either West or East on Airport Blvd is a real plus. One can do all their shopping from Wal-Mart, Home Depot, men’s and women’s clothes, gas stations, doctors/clinics and hospitals all within a 5-mile round trip. Least of all are the number of restaurants either on or immediately off Airport.
The grounds are designed to accommodate someone who is a gardener with the semi-tropical plants in the back yard and a 130-gallon fountain where one can have coy fish year around or someone who does not enjoy gardening and wants to only spend 5 minutes a week cutting grass.
Probably my favorite feature was the 2 plus car garage which can accommodate 2 full-size cars and room for a work/utility bench for handyman work. The dog run on the south side of the house is practical for a pet owner.
The walk in storage area above the garage is extremely handy for additional storage that is not affected by excessive heat i.e. Christmas candles, etc.
The storage area under the in-house stairs is great for additional kitchen storage as well as larger kitchen appliances that one does not want to put in a cabinet.
The kitchen is laid out very well: everything is within a step or two’s reach. All appliances work well.
There are plenty of closets for storage.”
Agent: Where do you find yourself spending the most time in the home and why?
Seller: “We spent most of our time in the kitchen overlooking the backyard or in the living room watching television or having small parties.”
Agent: What improvements have you made to the home or property over the years?
Seller: “The major improvements we have made to the house were a new Air-conditioning and heating system installed in either 2006 or ‘07. New carpet in the master bedroom and hallway as well as ceramic tile in the master bath in 2015. New carpets in both upstairs bedrooms in 2016. Hardwood flooring was also installed in living and dining rooms in 2015.”
Agent: What are your favorite grocery stores and shops in the area?
Seller: “Bruno’s was our favorite grocery store, but not sure if it is still there. We also enjoyed shopping at Fresh Market approximately 1 and ½ miles East on Airport. If one wants to save some money there are 2 Wal-Marts within 3 miles; one to the East and one to the West. We’re also close to the expressways – 65 and 10 for traveling; and the Mall by Hwy 65.”
Agent: Any interests or hobbies you enjoy on or near the property?
Seller: “The area has a lot of golf courses very close by, from Azalea Golf Course to the North, to Magnolia North West which is a Robert Trent Jones course which held LPGA tournaments. Fishing is also very close but was seldom used by us. If one is into Bonsai’s the city of Mobile has a great Bonsai club call the Azalea City Bonsai Society. One of the founders and a master in Bonsai’s lives within ½ mile of 809 Henckley. This individual has one of the largest lots within Pinehurst and has over 700 bonsai’s. His door is always open to anyone interested in Bonsai or is just looking. A great library is only a half mile away. USA, University of South Alabama, is also very close.”
Agent: Average utility costs in summer and winter?
Seller: “In that we have not lived in the house or the Mobile area since 2010, it is difficult for me to say however, I do recall the costs were very reasonable.”
Agent: What will you miss most about living in or owning this property, as well as the surrounding community?
Seller: “I found the area to be very nice and quiet. Had very good neighbors who were quiet, reserved, yet friendly, and willing to help one another. I miss the very reasonable annual taxes which were less than $900 annually with the homeowners exemption. Also the convenience of medical facilities, shops and restaurants.”
Agent: If you don’t mind me asking, why have you decided to sell your home?
Seller: “Upon retirement in June of 2016 we moved back up to the Chicagoland area to be near our Children and 8 grandchildren.”
